Anything within a mile or so of I-17, until you go a pretty good ways north, isn’t a great neighborhood.

I think this area is alright – there are a few patches of decent neighborhoods sprinkled around that area, but most are further east or north. Let me put it this way – I wouldn’t be caught walking alone after dark there, although during the day I’m sure it’s just fine.

However – it is near downtown, and it’s near good bus routes (well, as good as Phoenix has to offer, being so spread out). You’re near Grand which goes straight to the NW (through Glendale, Peoria, Surprise, and Sun City), I-17 which goes straight north and south (north all the way to Flagstaff, and south – well, the sign says Tucson), and I-10 which goes east and west (east to Tempe, Mesa, Ahwatukee; west to Lichfield Park, Avondale, Buckeye, and if you keep going, ultimately to California). In Phoenix, the freeways are really the only way to get across town – the arteries, if you will.

I would have to go look at the house to see whether it’s an OK neighborhood, or whether it’s abysmal. It’s promising that you have to go to the mile street (Thomas or Indian School) to get to the frontage road or the freeway.

However, housing that close to the center of town isn’t cheap, and if it is cheap, it’s probably for a reason.

The other side of the freeway is much worse around that area. But – I have a friend that was carjacked at about 15th ave and Jefferson, and another friend who’s been living at 12th ave and just south of Van Buren happily for almost a decade. I had my car broken into at 11th St and Indian School. I saw drug dealers and hookers on Thomas and Van Buren closer to Central.

It looks like this is a sort of apartment complex? Is it gated? Does it have a security patrol?

I would highly suggest trying a few miles north, if you’re not familiar with the area and neighborhood you’re moving into – say, Glendale or Northern (or further, if you can afford it).

Some cheap apartments I had good luck with were called Cimarron Village Apartments, at 61st Ave & Glendale Ave (although it’s almost downtown Glendale). Be sure NOT to rent from Sunflower Apartments (next door, and the same style building), as it’s a real slum. Also, get on the building furthest east – the apartment manager (I think he may be assistant apartment manager now?) Felix lives on that building, and I never had a problem with noise or anything. Well – I take that back – one problem with a party going until 5 am once, but the people were newly moved in and were evicted by the next weekend (for breaking the sound rules in the lease). On the other buildings, I’m not sure the living environment was as good.

If you’re looking to rent a house and are not picky on location, try the west valley (El Mirage area). You can get some serious bang for your buck out in Queen Creek or Maricopa, but they’re at least an hour out of town. Not exactly “in Phoenix.” Renting a house, 3 or more bedrooms, is actually cheaper than an apartment right now. Try phoenix.craigslist.com to start.
